For tenants
All service calls are 3 – 5 business days unless it’s burst pipe, fire, or tornado damage. If expedited services requested a $50 fee will be charged to tenants.
Basements – if unit has basement please note that all basements get damp if excessive rain occurs. Hawthorne Oakmont cannot guarantee all basements to be dry 100% of the time. It’s recommended that tenants purchase a dehumidifier and floor fan in all units with basement carpets. Hawthorne Oakmont service calls only respond to standing water in basements due to sump pump outages. Unit must have 1″ standing water or broken sump pump to qualify for service call or $50 admin fee will be charged to rent.
Landscaping – tenants must do all yard maintenance including picking up tree limbs, cutting grass and shrubs. If the city fines Hawthorne Oakmont for yard debris or unsightly yard conditions, the fine plus $100 will be added to the tenant’s rent payment.
Sewer backups – Hawthorne Oakmont will only pay for 1 sewer cleanout per year per unit. It is recommended that you do not flush paper towels, feminine hygiene products, or put food down sinks to ensure drains flow properly.
HVAC – Heating & air-conditioning service calls are deemed non emergency. Please allow 3-5 business days on all HVAC calls. For expedited service tenants must agree to $75 fee.
Appliances – all appliances defined on lease which are broken or damaged by tenant’s negligence will be repaired or replaced at tenant’s cost.
Repairs or modifications made by unauthorized Hawthorne Oakmont technicians can Void your lease. Tenants are responsible for all damages and reimbursement for unauthorized modifications and/or repairs.
***Tenants may submit service tickets only if all rent and fees are current. Tenants requesting service with past due accounts will be declined. Please use payment portal or make payment arrangements via your sales representative to bring account current. Then submit service ticket request.***
Hawthorne Oakmont LLC reserves the right to sell property at any time. In the event Hawthorne Oakmont sells the addressed property attached to your lease agreement tenant will be given a 30 day notice to vacate and contacted by management for relocation or severance package. Tenants must comply with corporate contracted real-estate executives or face fees and fines during any all sales processes. Any attempt to stall or derail sales process will result in void of lease and or severance package. Resulting in eviction, garnishment and other legal ramifications. In the event Hawthorne Oakmont LLC is purchased as a whole tenants leases will be transferred to new entity.
